While the city manager’s presentation recommended that the maximum size of the accessory unit not exceed 30% of the principal unit’s ground floor square footage, Council Member Christine Tucker moved to raise this limit.

“…I would like to propose that the square footage of accessory unit shall not exceed 50% of the square footage of the ground floor instead of 30%, because that can be very limiting otherwise, but it’s still significantly smaller than the main unit,” Tucker said.

Watkinsville City Council OKs accessory dwelling units

During the designated time for public comment, no one spoke in person, but Dickerson read an electronically submitted comment into the record from a resident seeking to have an accessory dwelling unit.

Dickerson explained that this resident would benefit from Tucker’s request to raise the size restriction from 30% to 50%.

“If you all make the recommendation and it’s approved that it be 50%, she probably won’t have to ask [for a variance],” Dickerson said. “But if you leave it at 30, she will have to come back probably with a variance [request] and then a conditional use [request].”

The council unanimously approved the ordinance change with Tucker’s amendment.

When my kids were in late elementary school, I felt safe for them to walk into town with friends to get a treat at Jittery Joes or a biscuit at Golden Pantry. We have multiple parks within walking distance with more coming. Keeping a vibrant community takes behind the scenes work to make sure there are sidewalks (and the money for them) to get you to those great restaurants. This is a pivotal moment in the city of Watkinsville. After nearly ten years of stagnate growth, we are poised to almost double our population. Despite some long term residents understandably wishing we could always stay the same size, private property rights demand that growth is happening. The key is doing whatever we can do through our little local government to make sure that we follow the “Watkinsville Way” - that we will be a connected community honoring our history while welcoming innovation and accommodating change and that we will provide opportunities for all.
