2025 Real Property Assessment Roll Open Inspection Period
In compliance with KRS 133.045, Scott County PVA John Burke announces the 2025 Scott County real property assessment roll will be open for public inspection MAY 5th - 19th at the PVA office located at the Scott County Courthouse, 101 E. Main St., Room#203, Georgetown, KY 40324. The assessment roll may also be inspected online 24 hours a day at www.scottkypva.com or in person from 8:30 a.m. to 4:30 p.m. Monday thru Friday and from 9:00 a.m. to noon on Saturdays, MAY 10th & 17th.

Assessment Appeal Process
A property owner who wishes to appeal their assessment must first complete an Informal Assessment Review with the PVA or PVA deputy in person, or by calling the PVA office at 863-7885 or thru email at john.burke@ky.gov. Assessment Review deadline is 4:30 p.m. Monday, MAY 19, 2025.

If an Informal Assessment Review (completed by 4:30 pm Monday May 19) does not result in agreement, a property owner may appeal to the Local Board of Assessment Appeals by requesting a formal appeal form. Deadline to file Formal Appeal forms must be returned by 4:30 pm Tuesday May 20th.

Property owners dissatisfied with the Local Board of Appeals decision, may appeal to the Kentucky Board of Tax Appeals.

Administration

Each city distributes and collects its own independent tax bills, Burke said. Tax bill totals are based on property valuations, set by the Scott County Property Valuation Administration (PVA).

“The state law says that PVAs are to reassess all properties annually—every single year,” he said. “Doesn’t mean that they have to move; it just means I’ve got to look at everything and look at what’s going on in the market and determine whether I need to raise values or let them sit still.

“As you know, the market’s been hot for many years, and every year I’ve been having to raise. So literally, as of Jan. 1, I will start studying everything that sold in Scott County the previous year. Right now, I’m already looking at data from 2026 sales that I’ll be thinking about, whether I need a raise or not for 2027, for next year. Again, based off of sales, I will make a determination on how much I need to move homes that have not sold.”
